Project Intent

This proposal is designed around a complete office simulator environment rather than a standalone equipment installation. The objective is to create a polished internal amenity that supports serious performance use while also functioning as a distinctive executive and client-facing experience within the Riva Ridge office.

Technology & Fit-Out

The proposed scope includes a TrackMan 4 launch monitor, projection, computing, controls, monitors, camera integration, turf, impact screen assembly, acoustical treatment, wall protection, and the key simulator-specific finish elements required for a premium full-service golf experience in a commercial office setting.

Coordination Approach

SDS coordinates simulator-specific requirements with the client, builder, and broader project team so the simulator package can be incorporated cleanly into the office build-out process, including demolition, sprinkler coordination, duct considerations, electrical work, finish integration, installation, and final calibration.

Existing Conditions & Design Considerations

The current room under consideration is approximately 9 feet 4 inches wide, 26 feet deep, and 8 feet 11 inches high to the drop ceiling. Based on the initial discussion, depth appears workable, while width and ceiling height are the primary constraints. The current recommendation assumes further on-site verification of clearance above the drop ceiling, duct routing, sprinkler conditions, and the removability of the structural indents or soffits at the back of the room before final scope confirmation.

Scope Boundary

This proposal covers the simulator environment and related integration only. Broader architectural, landlord, fire-permitting, and general construction scope outside the simulator package would continue to be coordinated with the builder, building team, and associated consultants as required.

03 — PROJECT TIMELINE

From approval to first swing.

The timeline below reflects our projected sequence based on the current scope and the office conditions discussed to date. All durations are estimates and will be confirmed once site verification is complete, final pricing is approved, and the project is formally kicked off.

PHASE 01

Site Verification, Planning & Final Pricing

SDS coordinates an on-site review with the client and project team to confirm clear height above the drop ceiling, assess ductwork and sprinkler routing, verify the status of the back-wall indents or soffits, and finalize the simulator-specific implementation plan.

PHASE 02

Approval & Procurement

Upon approval, SDS finalizes the simulator specification and initiates procurement of TrackMan technology, projection, cameras, screen, turf, controls, and supporting components.

Construction, Installation & Calibration

The room is prepared, construction-related simulator requirements are completed, and the simulator environment is installed, integrated, calibrated, and tested to SDS standards.

SDS conducts a final walkthrough of the completed simulator environment, reviews operation and support procedures, and confirms the maintenance structure.
